- Letters of Administration Application (Ref YL-001): Preparation, documentation, and representation for estates where no will exists.
- Inheritance Property Title Transfer (Ref YL-002): Transfer of land and property titles to beneficiaries following the conclusion of probate.
- Contested Will Defense Representation (Ref YL-003): Representation for executors and beneficiaries defending the validity of a challenged will.
Fees quoted on our website are starting reference prices. The precise fee for any matter will be confirmed in our engagement documentation, taking into account the specific circumstances, documentation required, and procedural steps involved.
5. Fees and Payment
Our fees are stated in Thai Baht (฿) and are exclusive of any court fees, registry fees, or third-party disbursements, which will be charged separately as they arise.
Payment terms and any required advance payments will be set out in the engagement documentation. We reserve the right to pause or suspend work on a matter in the event of non-payment of agreed fees.
Prices displayed on the website represent the minimum starting rate for the relevant service category. Complex matters — particularly those involving multiple properties, disputed documentation, or extended court timelines — may involve higher fees, which will be discussed and agreed before the work is carried out.
6. Timelines and Procedural Matters
Inheritance matters in Thailand are subject to the procedural calendar of the relevant court or administrative authority. Timelines are not within our control once a matter is in the hands of the court or registry. We provide estimates in good faith at the outset of each matter and revisit them at each procedural stage.
We do not commit to specific completion dates for matters that depend on court scheduling, registry processing, or third-party responses. Delays in providing documentation or instructions from a client may also affect timelines.
7. Client Obligations
In order for us to provide services effectively, clients are asked to:
- Provide accurate and complete information relevant to the matter
- Respond to requests for documentation or instructions within a reasonable time
- Notify us promptly of any changes in circumstances that may affect the matter
- Ensure that all information provided to us can be shared with relevant courts or registries as required
We are not responsible for delays or adverse outcomes arising from incomplete or inaccurate instructions, or from a client's failure to respond within a reasonable time.
8. Confidentiality
We treat all client information as confidential. We will not disclose information relating to your matter to third parties except where required by law, court order, or professional obligation, or with your explicit consent.
Information submitted through our website enquiry form before an engagement is established will be handled in accordance with our Privacy Policy.
9. Limitation of Liability
To the extent permitted by Thai law, our liability for any claim arising from the provision of legal services is limited to the fees paid by the client for the specific service giving rise to the claim.
We are not liable for:
- Decisions made by courts or registry authorities in respect of any matter we handle
- Delays caused by third-party procedural processes beyond our control
- Losses arising from inaccurate or incomplete information provided by a client
- The content of, or any reliance placed on, third-party websites linked from our website
10. Intellectual Property
