Under Thai civil law, the estate is distributed among statutory heirs according to a defined order of priority. Before any distribution can occur, the estate must be administered — which typically requires applying to the court for letters of administration. We assist families through this process from start to finish.

How long does an administration application usually take?

Timelines depend on the procedural calendar of the relevant court and on the completeness of the supporting documentation. In straightforward cases, the process can take several months. Where multiple family members have standing to apply, or where documentation is incomplete, the timeline extends. We provide a realistic assessment at the outset.

Can foreign nationals inherit property in Thailand?

Foreign nationals face restrictions on direct ownership of land in Thailand, and these restrictions apply in the inheritance context as well. The situation depends on the type of property, the applicable treaties, and the family circumstances. We assess each matter individually and advise on the available options.

What grounds can be used to contest a will in Thailand?

Thai law recognises several grounds for challenging a will, including questions of testamentary capacity, undue influence, and non-compliance with formal requirements. Do you work with families based outside Thailand?

Yes. We regularly work with families who are based abroad but have estate matters in Thailand. Initial consultations and much of the correspondence can be conducted remotely. Where attendance in Thailand is required, we advise families in advance.
