Our Story

How Yuan Law Came to Focus on Inheritance

Yuan Law was established in 2009 by a small group of lawyers who had noticed, during earlier careers in general civil practice, that families dealing with estate matters were frequently underserved. The procedural complexity of Thai inheritance law — its interaction with land registry requirements, court calendars, and family standing rules — was poorly explained and often poorly managed.

The decision to concentrate the practice on inheritance matters was not a marketing choice. It was a response to what the founding lawyers observed: that families in grief need counsel that is patient, thorough, and direct about what each matter actually requires. General practitioners, working across many areas, rarely had the time to give inheritance files the attention they needed.

Since 2009, Yuan Law has worked on estate files ranging from straightforward letters of administration to multi-party contested will proceedings. The practice has remained focused on inheritance throughout, and the team has accumulated a detailed working knowledge of the courts, registries, and procedural requirements that inheritance work in Bangkok involves.

We are based in Bang Rak, close to the courts and land registry offices most relevant to our work. Our clients include Thai families, expatriates resident in Thailand, and families based abroad who have estate matters to resolve in the country.

Inheritance Law in Thailand — What Families Need to Know

Thai inheritance law operates under the Civil and Commercial Code, which sets out a defined order of statutory heirs and the conditions under which an estate may be distributed. Where a person dies without a will, the estate passes to heirs in an order of priority that runs from children and spouse through to more distant relatives. Before any distribution can occur, the estate must be formally administered — a process that typically begins with an application to the court for letters of administration.

Property is often the most complex part of an estate in Thailand. The Thai Land Code imposes restrictions on foreign ownership of land, and these restrictions interact with inheritance in ways that are not always straightforward. The type of title — whether Chanote, Nor Sor 3, or another category — affects what can be transferred and to whom. Our work on property title transfers takes account of these distinctions and coordinates directly with the relevant land registry office.

Contested will matters present a different order of complexity. Thai law requires that a will meet formal requirements of execution and, where challenged, that its validity be assessed against standards of testamentary capacity and the absence of undue influence. These matters proceed through the Bangkok civil courts and require careful preparation of the documentary record. We represent both those defending the validity of a will and, in appropriate circumstances, those with standing to raise a challenge.
